10月13日，福清2017年第三次土拍在福清市国土资源局进行。本次土拍采取增价拍卖方式，按照价高者得原则确定竞得人。本场土拍共出让四幅商住地块，现场战况较为激烈。

福清四幅商住热土入市！超168亩土地被瓜分！

本场土拍中，共出让四幅优质商住地块，总面积超168.11亩！其中，三幅地块均位于福清城区，一幅位于江阴港旁。本次土拍一改以往，不采取“设限价，竞配建”的方式出让，而是采取增价拍卖的方式，吸引了许多开发商参与。最终4幅地块成功出让，土拍总成交额达13.54亿！

其中，高山镇后安村东进村地块被河南征云集团以0.76亿夺下；阳下街道油楼村三幅地块分别被 中庚集团、汇成世纪（联合体）和深安房地产瓜分，总出让价达12.78亿。

拍卖伊始，首先出让的是融宗地2017拍-06号（福清高山镇后安村东进村地块）。该地块位于江阴港旁，面积为16631平（约24.96亩），用地性质为商住用地。最终，该地块被河南征云集团以0.76亿竞得！夺得本场土拍开门红，该地块自成交之日起三个月内按现状交地。

  从地块位置来看，融2017拍-06号地块毗邻178县道，往北可通过县道在短时间内到达福清市中心，往南东可通过平潭海峡大桥到达平潭。从目前来看，地块周边配套较为稀缺，随着福清与平潭的发展，未来周边配套或将持续增加。

吸金12.78亿！福清阳下街道油楼村三幅热土被瓜分！

接下来出让的是位于福清阳下街道油楼村的三幅商住用地，这三幅地块均位于福清主城区。融宗地2017拍-07号（福清阳下街道油楼村地块一），面积为21440平（约32.16亩），用地性质为商住用地。经过一番举牌，该地块被汇成世纪（联合体）以3.09亿竞得，该地块自成交之日起五个月内按现状交地。

融宗地2017拍-08号（福清阳下街道油楼村地块二），面积为37754平（约56.63亩），用地性质为商住用地，该地块被深安房地产以5.16亿竞得，该地块自成交之日起五个月内按现状交地。

融宗地2017拍-09号（福清阳下街道油楼村地块三），面积为36249平（约54.37亩），用地性质为商住用地，该地块被中庚地产以4.53亿竞得，该地块自成交之日起五个月内按现状交地。

融2017拍-07、08、09号地块毗邻东环路及176县道，距离福清市中心较近，因此周边路网较为发达，是近年来新兴的住宅区。周边配套有玉屏山景区、油楼小学、文光中学、奎岭小学等资源，住宅环境较为优质。

截至目前公布的信息来看，在10月内，大福州范围内将出让22幅商住用地，涉及五区+福清等区域，土地总面积超1211.67亩，总出让起始价高达162.76亿！
