中原地产研究中心统计，去年9月底以来，中国已有55个城市出台了160余次房地产相关政策，房地产调控高压不减。其中，随着近期济南和西安的加入，已有包括成都、厦门、福州、青岛、杭州、广州、珠海、惠州等18个城市启动暂时冻结交易的房地产“限售”措施。

但需注意的是，虽然部分地区楼市小长假现冷清迹象，但业内人士认为，市场热度仍未减。例如南京“五一”小长假因房管局更换设备，房产交易网签系统关闭。环京津区域多数楼盘封盘，其余地区楼盘也因限价，开发商大量推迟开盘时间。

对于下一步政策，业内人士指出，一方面限购范围恐再度扩大，另一方面，政府将严格执行拿预售证必须开盘的政策，加大推盘量。此外，北京等地的房贷利率回归基准利率后，或有更多热点城市跟进提高贷款利率。
